Thank you for reading our newsletter. Paradise is well
known for our great deals on timeshare resales that are
often 40 to 80% less than the original sale price. Many
times when clients walk in to our office and see the low
prices, they assume that the resort developer is
getting rich by over-charging for the timeshare weeks.
However, this is a popular misconception. Many
timeshare resort developers actually end up losing
money because of exorbitant marketing costs. At least
50% of the cost of a new timeshare is marketing. This
figure can run as high as 65 to 70% depending on the
close rate. Most resorts offer tours with incentives to
increase exposure. The cost to deliver a qualified
couple for a tour runs between $200 and $500. Add in
agent commissions along with salaries for the sales
manager and support staff and you begin to see how
quick the marketing costs can escalate.
Purchasing a new timeshare from the developer is
similar to buying a new car from a dealer. You know
that as soon as you drive that new car off the lot, it
has depreciated by several thousand dollars. The same
is true for a new timeshare, only the depreciation is
more dramatic. When you buy a timeshare on the
resale market, the high marketing costs are removed.
That is why they are so much less expensive. Buying a
