One of the most important decisions for a timeshare
buyer is what season to purchase. The simple answer
is the time of year that you most like to vacation. If
you have children in school, this pretty much restricts
you to the prime holiday weeks and the summertime.
Timeshares are just like hotels, the price increases with
higher demand. Holiday weeks like Christmas, New
Year's, Fourth of July and President's Week are the
most popular and most in demand at Lake Tahoe and
most resort destinations. Accordingly, these "Platinum"
or "Diamond" fixed weeks are the most expensive
timeshares.
The next price level is prime season. Lake Tahoe is a
unique timeshare market because there are two prime
seasons: winter and summer. The resorts are usually
full during the peak ski season from January through
March. July and August are even more popular. If you
purchase a prime timeshare week at Lake Tahoe, you
will be pleasantly surprised with the exchange value.
Another great benefit of owning a timeshare at Lake
Tahoe is that spring and fall weeks are priced as swing
weeks but they exchange as mid-season weeks in
other locations. If you are more flexible on vacation
timing, you can save big money on a swing season
week. Remember, Lake Tahoe is fabulous 12 months a

Thank you for reading our newsletter. 2007 is shaping
up to be a year of big changes in South Lake Tahoe.
The new Convention Center project in Stateline is
scheduled to break ground in May. Please see our
October 2006 newsletterfor more information on
this
huge redevelopment project. Across the street, the
proposed Explore Tahoe Visitor Center is to be
constructed this year at the Heavenly Village Transit
Station. This exciting new visitor center will feature
interactive displays designed to educate visitors about
our complex mountain region.
The Ski Run area will also see considerable changes in
2007. Construction on the new units at Lake Tahoe
Vacation Resort, formally known as the Embassy
Vacation Resort at Lake Tahoe, will likely be completed
as well as breaking ground on the next phase of
expansion on the other side of Highway 50. Next door
at the Ski Run Marina, the owner hopes to have
permits in place to dredge the harbor, replace the
harbor walls with steel beams, remove the existing
walking bridge and build a new one in front of the Riva
Grill. The Marina would also like to add more solar
lights, take down some electrical lines and replace the
fuel tanks and fuel lines. The intersection of Highway
50 and Highway 89 in South Lake Tahoe, commonly
known as the "Y", could also approve several areas for
redevelopment in 2007.
What do all of these changes mean for the timeshare
business? The answer is very positive! The City of
South Lake Tahoe really needed a facelift and took the
first major step in redevelopment with the Heavenly
Village, Heavenly Gondola, Marriott Grand Residence
Club and the Marriott Timber Lodge. This chic area is
now the main hub of activity in town. These upscale
new projects, especially the Convention Center, will
simply take it to the next level. A resort like the
Stardust Tahoe that is located right next to all of the
action will really benefit. I expect 2007 to be an
excellent year for the timeshare resale business as
savvy buyers take advantage of the outstanding
bargains to lock in the cost of future vacations. If you
have ever considered owning a timeshare at Lake
Tahoe, this is absolutely the right time to buy!
