Thank you for reading our newsletter. The long-
awaited Convention Center project in South Lake
Tahoe looks like it will finally become a reality. The
South Lake Tahoe City Council-Redevelopment Agency
unanimously approved the $410 million project on July
11. It is
estimated that the center will draw 95,950 people in
the first year and 181,450 people in the fourth year.
These conventions could generate $77 million in
revenue for the region.
Lake Tahoe Development Corporation has acquired 29
of the 34 parcels in the 11.36-acre project area in
California. This location is adjacent to the Nevada
State Line and Harvey's Lake Tahoe Casino Resort. It is
also directly across the street from the City of South
Lake Tahoe's previous major redevelopment project
that includes the Marriott Timber Lodge, Heavenly
Gondola, Heavenly Village and Marriott Grand Residence
Club. Some properties that have not agreed to a selling
price may be forced out by the city's eminent domain
power. This project also needs to be approved by the
TRPA in August. If these hurdles are cleared,
construction could begin in May of 2007.
This upscale project will be constructed in two phases.
The first phase includes the six-story Convention
Center that will have 93,000 square feet of meeting
space, a 287-room condominium hotel, 56,000 square
feet of retail space, a village green, two full-service
restaurants and a 495-space underground parking
garage. A pedestrian underpass below Highway 50 will
connect the new project with the Heavenly Village.
The second phase will include a 99-room boutique
hotel. If all goes well, complete build out of both
phases could be completed in May of 2009.
This is a very exciting project that will significantly
enhance the Stateline area. Paradise Real Estate &
Timeshare Resale will be affected by this
